Case study: SG Real Estate
100 of 191 lead records came from the website chatbot.
SG Real Estate runs Telegraph Commons, a student-housing property in Berkeley. LeaseStack records leads there from the website chatbot and AppFolio applications and matches them to residents in AppFolio. The client report for March 21 to September 15, 2026 counts 191 lead records, 46 of them marked signed. Lead capture began in May and AppFolio application tracking in June.

What changed
The lead record and the AppFolio resident, linked.
01
The chatbot captures the lead
The chatbot on the property website answers renters from real unit data and asks for a name and contact details, in a form before the chat or during it. It captured contact details on 110 of 238 sessions (46%), 57 of them through the form. Counting only sessions with a conversation, it was 53 of 181 (29%). That produced 100 of the 191 lead records in the window.
02
AppFolio stays the record
LeaseStack reads applications and residents from AppFolio. During the sync it links residents to lead records automatically, using email, phone, and name, and marks a linked lead signed. No one reviews the links one by one, so some may be wrong.
03
One report the owner can check
SG Real Estate gets one client report. Its lead records count only Telegraph Commons, the one building on LeaseStack. 44 of the 46 signed leads match a resident at Telegraph Commons; 2 match only residents at other buildings in the same AppFolio account.
How we count
Every number on this page can be checked.
- Window: March 21 to September 15, 2026, the same window as the client report SG Real Estate received. Tracking began inside it: the first chatbot session is dated April 20, 2026, the first lead record May 7, 2026, and the first AppFolio application record June 19, 2026. Numbers re-checked against production on September 25, 2026.
- A lead record is not a person. The 100 chatbot records carry 79 distinct email addresses, and one of them is the property's own inbox. The only sources are the chatbot and AppFolio applications.
- A lead counts as signed when LeaseStack has linked it to an AppFolio resident and marked it signed with a date in the window. That link is the whole test. It does not check the resident's building or a lease record.
- 8 of the 46 signed lead records were created by the chatbot's pre-chat contact form and 38 from AppFolio applications. That says where the record came from, not what led to the lease.
- Residents with no linked lead record are left out. We would rather show a smaller number we can defend.
